We are redeveloping more than a block of Manor Road in East Austin with three adjacent projects that together will add more than 800 apartments — including 80 Affordable units — and 150,000 square feet of live-work and commercial space between Airport Boulevard and the Mueller community.

We purchased the six previously commercial properties totalling nearly nine acres in 2019 and 2020.

We started construction of The Emma at 3219 Manor Rd. where there will be 146 apartments, including 15 units reserved for families making no more than 60 percent of the Austin area’s Median Family Income (MFI). Scheduled to open in July 2022, the five-story, Art Deco-style community will include ground floor live-work space and an elevated  courtyard pool.

Next door at 3115 Manor Rd., we plan to build two, five-story mixed-use buildings with a total of between 450 and 500 apartments, including approximately 48 units reserved for households making no more than 60 percent of the area’s MFI. The building also will include live-work and commercial space, as well as a neighborhood gathering area that could feature food trucks, a makers market and a farmers market. We hope to begin construction in the spring of 2022, contingent upon securing all necessary City of Austin approvals.

We continue to refine our plans for 3303 Manor Rd. but anticipate that we will build approximately 200 apartments in this third project, which will also include Affordable housing and a parking and gathering area for food trucks.

“The opportunity to transform more than a block in the urban core doesn’t come along often, and we’ve worked hard to ensure that we do so in a way that aligns with the needs and goals of the surrounding neighborhood as well as East Austin’s vibrant culture,” said Cumby Group Development Vice President Melissa Brown. “Together these three projects will provide a significant amount of  housing for people with a broad range of incomes near jobs and transit while also creating engaging spaces that bring people together.”

We began working with the JJ Seabrook Neighborhood Association shortly after we bought 3219 Manor Rd, the first of our six acquisitions. In addition to providing onsite Affordable homes — a priority for the neighborhood — we also plan to set aside public green space on the property and help connect the Southwest Greenway to the north of the land with the JJ Seabrook Park to the south.

“Cumby Group has reached out to the neighborhood and shared their plans along the way,” said JJ Seabrook Neighborhood Association President Elisabeth Johnson. “They heard our interest in providing more deeply affordable housing and are working closely with the neighborhood to ensure there are clean, thriving, and accessible public greenspaces for all. We look forward to collaborating with Cumby and city partners to ensure all new and current JJ Seabrook neighbors are moving safely and happily around via foot, bike, wheelchair, scooter and car.”
